What you are actually buying when you take a flex office
A commercial lease in Naples is a long document about a shell. It gives you square feet, a term of three to five years, and a list of everything that is still your problem: the furniture, the cabling, the internet contract, the cleaner, the insurance certificate, the person who opens the door. Before anyone sits down you have spent money and months.
A flex office inverts that. The room is finished, the Wi-Fi is on, the coffee is already made, and the front desk is somebody else's payroll. You pay one figure each month and you can stop paying it with a month's notice. For a team under ten people that is almost always the better trade — not because the rate per square foot is lower, but because nothing else is on the invoice and nothing is locked in.
Flex, without the floor plate
Most flex space solves for density. Ours doesn't. There are eight studies and twenty-two desks on one ground floor, and seated membership is capped on purpose, so the kitchen is not a queue and the lot is not full. If you have worked in a large coworking floor and left because of the noise, this is the correction.
