You get the privacy of an office and the light and life of the floor outside it, with the kitchen, patio, and conference rooms shared with a small, known group of neighbours.
Studies are the scarcest thing in the building. There are eight, they're rarely empty, and they tend to go to the people already on the waiting list — so if a room is what you need, it's worth saying so early.
